In-Unit Washer and Dryer Installation Requirements

All washers and dryers shall be installed according to Honolulu city, county, and international building codes. A copy of the contractor’s bid and the make and model of the washer and dryer shall be submitted to MSS for  approval.

A licensed contractor shall be used for all plumbing and electrical modifications in the apartment unit. MSS reserves the right to inspect and re-inspect the installation of the washer and or dryer.

A 2 inch standpipe with a trap shall be installed. This 2 inch drain line must terminate into a 3 inch or larger drain stack. The height of the standpipe must be at least as tall as the top of the washer’s tub. There must be space for the drain pipe with an air gap.

The fresh water lines must be a ½ inch copper tubing with a water shut off valve on both lines. The shut off valves shall terminate within 30 inches of the washer’s water connectors. The shut off valves shall not be enclosed in a cabinet and must be easily accessible in case of an emergency.

Dryer Installation Requirements

Only ventless dryers will be allowed in a unit (condensing or heat pump models) unless an  engineering plan approved with a building permit that complies with the Honolulu building code on venting, and is submitted to MSS for approval. Under no circumstance shall a venting dryer vent directly into any room in an apartment unit.

All 240 volt dryers must have their electrical line in conduit terminating with a plug connection box within 24 inches of the rear of the dryer. This line must be fused with 30 amp breakers.

All 110 volt dryers must have a exclusive electrical line in conduit terminating with a plug connector box within 24 inches of the rear of the dryer. This line must be fused with the manufacturers rating for the appliance (usually 15 amps).

A home owners insurance policy must be held by the owner and kept in force as long as there is a washer and/or dryer in the unit. The policy must cover water and fire.  Owners accepts the  liability of damange caused to neightboring units caused by use of the washer or dryer.
